臺灣博碩士論文加值系統

本研究主要探討影響台灣地區各縣市住宅自有率變動之因素，以臺灣地區2007年至2014年各縣市資料為樣本，並將樣本分為台灣地區、都市區及非都市區，探討房價所得比、有偶率、老年人口比率、遷徙率及農林漁牧業比例對住宅自有率之影響。研究結果發現在台灣地區有偶率、農林漁牧業比例對住宅自有率有正向影響，表示有偶率、農林漁牧業比例越高，住宅自有率越高。而房價所得比、遷徙率對住宅自有率有負向影響，表示房價所得比、遷徙率越高，住宅自有率越低。而房價所得比更是影響台灣都市地區住宅自有率之重要因素。

This research mainly discussed the factors affecting the change of homeownership rates of each county in Taiwan. The samples were the data of each county in Taiwan from 2007 to 2014 and they were classified into Taiwan, metropolitan area and non-metropolitan area to discuss the effect of ratio of house price to income, share of married couples, ratio of aged population, mobility rates and proportion of agricultural population on homeownership rates.
The research results show that the share of married couples and proportion of agricultural population have a positive effect on homeownership rates, namely, the higher share of married couples and proportion of agricultural population means the higher homeownership rates; while ratio of house price to income and mobility rates have a negative effect on homeownership rates, namely, higher ratio of house price to income and mobility rates means the lower homeownership rates, and ratio of house price to income is an important factor affecting the homeownership rates of metropolitan area in Taiwan.
