台灣近年來低生育率及居住問題逐漸受到重視，政府推出各種生育補助計畫及住宅政策，尤其住宅相關方案更是受到矚目，例如:合宜住宅、現代住宅、青年住宅和公益住宅。本研究主要探討住宅權屬對生育子女數的影響，並針對可能影響生育子女數、住宅權屬及房屋特性之因素進行分析。
本研究所採用的資料為「華人家庭動態資料庫」中的第十一年計畫（RI2009），樣本年齡為26至32歲，經篩選過為1785個樣本，總樣本依結婚狀態及性別共分成四群樣本，分別為已婚男性、已婚女性、未婚男性及未婚女性。此外根據變數之資料型態的不同而使研究方法也有所差異，其包括區別分析、典型相關分析、變異數分析及迴歸分析。
研究結果顯示全部樣本的同住人口及居住時間均高度正向於住宅所有權為父母所有；在未婚男女的差異上，顯示未婚男性在經濟屬性上對擁屋的影響力明顯有異於未婚女性；已婚樣本經濟屬性方面，顯示無論男女，對於配偶的月平均收入均正向於擁屋的能力。其次，關於房屋特性方面，對已婚者而言，房間數不只與衛浴數有排擠效果，且其廳數也具此效果，而廰數對未婚者來說較不具重要性。此外已婚樣本無論男女，同住人口均對生育子女數有影響，且已婚男性較重視經濟屬性變數，已婚女性較重視穩定性。最後根據變異數分析結果顯示住宅權屬對生育子女數並無顯著影響存在。

In recent years, housing problems and low fertility rates have increasingly received attention. The government has thus implemented various promotional program and policy such as childbirth subsidy programs and residential policies, specifically emphasising on Appropriate Housing, Modern Housing, Youth Residence and Public Housing residential programs. This study examines the relationship between housing tenure and the number of children, and also analyses the factors which may affect housing tenure, the number of children, and housing characteristics. In this study, we apply to the data of Taiwan ‘Panel Study of Family Dynamics’ (PSFD) in the eleventh year plan (RI2009). A total of 1785 samples, aged from 26 to 32 were included. The samples are divided into four groups which were married men, married women, unmarried men and unmarried women. In addition, because there are various types of variable i.e. nominal, interval, and categorical different multivariate analysis methods are used in the research, like discriminant analysis, canonical correlation analysis, analysis of variance and regression analysis.
The results of the study are summarized as follows: First, this research discovers that married men attach greater importance to economic attributes variables, while married women put greater emphasis on stability. In addition, housing characteristics like the number of rooms, bathrooms, and living rooms have a crowding-out effect on the married sample, while the number of living room does not have a significant effect on the unmarried sample.
